Verticalization and socio-spatial configuration of Santiago Verticalización y configuración socioespacial de Santiago1

Abstract

A building verticalization pattern associated with scattered residential densification –with different degrees of intensity– prevails in the Santiago Metropolitan Area (SMA). Using a mixed analysis and based on five case studies, this work aims at discussing how these verticalization processes reconfigure the socio-spatial dynamics of downtown and near downtown areas of the SMA. The results reveal that, in addition to a major tearing of the morphological structure of downtown and near-downtown districts –resulting from vertical real estate developments– there is an abrupt socio-spatial reconfiguration process, revealing considerable contrasts between the buildings’ new residents and current neighbors. These distinctions refer both to their sociodemographic, economic, and cultural profiles as well as to their different perceptions concerning the impacts of the verticalization processes on their wellbeing.
