AUMENTO DE LA VENTAJA COMPETITIVA DE UNA ORGANIZACIÓN MEDIANTE UN SISTEMA DE GESTIÓN DE CALIDAD BASADO EN ISO 9001:2008. CASO APLICADO CORDILLERA DEL BOSQUE LIMITADA
Abstract
The present document sought to increase the competitive advantage of a construction company, by providing a proposal for a quality management model that meets the key policy requirements and to qualify for ISO 9001:2008. The development of this project wasimplemented in the Cordillera del Bosque Limitada, a company that is associated with the Inmobiliaria Bosque Andinos.The developed system was focused on all quality management principles with which an organization must have to possess an optimal model that can administer efficiently, improve the quality of its products or services, always focusing on customer satisfaction and continuous improvement.At first, the objective was to internalized the reader with some fundamental concepts related to the construction industry, its main characteristics and legislative regulations that affect it.Then it was proceed to define the Quality Management System and described the requirements of ISO 9001:2008, in order to integrate the requirements and propose a methodology for designing, developing and implementing the quality management system executed, covering the maximum requirements that the standard demands. Also, to be clear about the procedures for the preparation of the proposal to improve the management of the construction company based on a QMS certifiable under ISO 9001:2008.The project design, implementation and certification of Cordillera del Bosque Limitada started in October 2011, with an expected duration of 24 months, that is, with the October 2013 deadline. During this period, it began to develop the activities necessary for the proposal of a quality management system. Firstly, a lifting of information became part of the requirements established by the ISO 9001:2008 for its implementation. In addition, lifted some procedures considered key to the delivery of the product and the six mandatory procedures, including: document control, checking records, control non-conforming product, corrective actions, preventive actions and internal audits.The project ofa quality management system contained seven stages: analysis and initial diagnosis, planning and definitions, system documentation, communication and training, implementation of the system, internal auditing and continuous improvement, and finally the certification. Was considered that the first threestages were already executed at the time of presentation of the proposal, and proposed to raise the entire project in order to implement it when needed and required by the authorities of the company.
